Off-plan property in Dubai is paid in instalments — from two to more than ten payments in UAE dirhams into the project's escrow account. If you pay from another country, settle three things in advance: which bank the money leaves from, in what currency, and how each payment will be evidenced.
Where to pay
Only into your project's escrow account named in the SPA — never to personal accounts or intermediaries. The developer sends payment details for each instalment; check them against the contract. Why this matters is covered in escrow and off-plan risks.
Currency and rates
Prices and instalments are in AED. When you send another currency, your bank converts at its own rate and correspondent banks may deduct fees, so allow a margin for the instalment to arrive in full. The calculator on each project page shows every instalment in AED with an indicative USD figure — for example Aeon at Dubai Creek Harbour. It is a guide, not your bank's rate.
Source of funds
UAE banks and developers may ask where the money comes from; keep your documents ready. We do not advise on transfers or tax; check your own country's rules on sending money abroad before you book, not before the second instalment.
Paperwork
Keep proof of every transfer (SWIFT confirmation or statement) and the developer's receipts: you will need them at registration, on resale and, if relevant, for the Golden Visa (see Golden Visa through property). If a payment will be late, tell the developer early: missing a plan date can trigger a penalty under the contract.
