Buying an apartment in Downtown Dubai
Downtown is the district around Burj Khalifa, Dubai Mall and the Opera — walkable, almost entirely high-rise, and the most expensive address per square metre outside the waterfront communities. We list 19 developer projects here, 8 with a published price, starting at AED 1.76M.
One-bedroom apartments
The one-bedroom is the format people actually search for in Downtown, and it is the one that behaves least like the rest of the district: it is the entry point for buyers who want the address rather than the space, and the unit type most often bought to let. Prices move sharply with the view — a Burj Khalifa or fountain outlook costs materially more than the same floor plan facing the boulevard.
What is on sale now
The projects here come from Emaar, which built Downtown and still releases towers inside it, and from Binghatti, whose Downtown launches are branded residences. Published starting prices in the catalogue run from AED 1.76M to AED 13.64M; the spread is that wide because it covers both a compact apartment and a branded penthouse address.
Where the prices come from
Each figure is the developer's own published "from" price, with the date beside it. We are not an agency and add no fee; where a developer publishes no price, the project says "on request" rather than carrying an estimate.
