Residence types in this catalog. Apartments (one to three bedrooms, from ~85 m²) — the entry point is The Opus in Business Bay: ready, fully furnished by Zaha Hadid Design, from AED 4.2M. Simplex residences on Palm Jumeirah and Marasi Bay run three to four bedrooms with private pools and 270° water views. Duplexes and triplexes give two or three levels with double-height living rooms. Penthouses and sky palaces crown each tower — full-floor plates of up to 5,400 m² with private garages and pools. Grand offices in ENARA, LUMENA and LUMENA ALTA offer full and half floors for family offices and headquarters. Every unit shows its real area, floor, view and parking from the developer's documents; prices come from OMNIYAT price lists or are honestly marked «on request».

OMNIYAT, the developer

OMNIYAT, the developer

We work directly with OMNIYAT — the developer behind ORLA, AVA, The Alba, The Opus, VELA and The Lana Residences. Price lists, payment plans and unit specifications come from the developer for every project, and we take no commission from the buyer.

About the developer

Dubai property by area

Three addresses, each with its own logic. Palm Jumeirah is the beachfront: AVA and One at Palm at the trunk, ORLA at the apex of the crescent, The Alba on the West Crescent — Dorchester Collection service and private beaches. Business Bay is the ready urban option: The Opus by Zaha Hadid with furnished residences from AED 4.2M, plus the LUMENA commercial duo. Marasi Bay is OMNIYAT's own waterfront quarter on the Dubai Canal — The Lana Residences, VELA, VELA VIENTO and ENARA, ten minutes from Burj Khalifa. All three are freehold zones for foreign buyers.

Yes. Palm Jumeirah, Business Bay and Marasi Bay are freehold zones, so a buyer of any nationality registers the title deed in their own name at the Dubai Land Department. You do not need a residence permit, a local sponsor or a company structure to own. Off plan it is two steps — a contract with the developer, then registration with the DLD; in the finished towers (The Opus, One at Palm Jumeirah, The Lana Residences) a unit is a resale, so it is a contract with the seller plus a developer NOC before the same registration. Every one of the 217 units in this catalogue sits in a freehold zone.

Yes, and it is routine. Contracts are signed remotely, payment arrives by bank transfer from the buyer's own account, and a power of attorney lets a representative complete registration at the Dubai Land Department on your behalf. Your bank at home will ask for source-of-funds documents, and that step usually takes longer than anything on the Dubai side. Prices on every card are shown in US dollars alongside the dirham figure, and because the dirham is pegged to the dollar that conversion does not move.

AED 4 170 671. There is no budget segment here and we would rather say so than waste your time: this is one developer's premium stock, 217 units in 13 towers, with a median published price of AED 10 872 463 and a top price of AED 150 000 000. If you are searching under a million dirham, or for Dubai South and Silicon Oasis, a general portal will serve you better. If you are at or above the 4.17 million dirham level, everything here comes with a document behind the number.

Because the developer has not released one for them. Of 217 units, 28 carry a published price; on the rest OMNIYAT quotes only to a named buyer — typically top-floor lots, units held for a later release stage, or lines where the previous stage sold out before the next was priced. We do not fill those gaps with an estimate, which is what several listing sites do. Ask about a specific unit and the figure comes back from the developer's sheet, with the date of that sheet.

From OMNIYAT price lists and written sales offers — the same documents the developer's own sales office works from — and, in the three finished towers, from the resale lists we hold. Each project page names its source and its date: the ORLA price list of 13 November 2025, The Opus price list of 7 January 2026 with residence details of 22 April 2026, the sales offers behind The Alba, VELA VIENTO and the LUMENA floors, and the resale lists of 30 January 2025 for AVA and ORLA Infinity. Published prices in the catalogue run from AED 4 170 671 to AED 150 000 000 with a median of AED 10 872 463. When a document is revised the affected cards and their dates change with it.

Property worth 2 million dirham or more qualifies the owner for the ten-year UAE Golden Visa, and the threshold is met on registration of the property — the title deed for a ready unit, the Oqood registration for an off-plan purchase from an approved developer — not on reservation. The lowest published price in this catalogue is AED 4 170 671, so all 28 priced units clear the 2 million AED bar with a wide margin. The visa is applied for after registration, and spouse and children can be included.

The main item is the Dubai Land Department transfer fee of 4% of the purchase price: the 2013 resolution splits it between seller and buyer, but the Dubai market puts the whole 4% on the buyer, so budget for it in full. Add fixed charges of a few thousand dirham — the registration trustee fee, the title deed and the map. There is no annual property tax in Dubai and no capital gains tax on a private sale. What recurs is the service charge, billed per square foot per year and set per building — noticeably higher in a Dorchester Collection tower, because housekeeping, concierge and valet are part of it — plus the 5% municipality housing fee on the annual rental value of the home, collected through the DEWA bill. Homes carry no VAT; the office floors in LUMENA, LUMENA ALTA and ENARA are commercial property, where 5% VAT applies on top. Ask for the current service charge on the specific tower before you commit.

Every off-plan project in Dubai must hold buyer money in a dedicated escrow account at a bank, opened for that project alone — the requirement comes from Law No. 8 of 2007. The developer cannot draw on it freely: funds are released against construction progress verified by an appointed consultant, and 5% of the project value is retained in the account for up to a year after handover, so your instalments follow the building rather than the company's cash flow. You pay into that account, not into a developer's general account, and the account details appear in the sale and purchase agreement. It is the single most important thing to check before transferring a reservation deposit.

Freehold: you own the apartment and your share of the building outright, with no time limit and no requirement to be a UAE resident. Leasehold in Dubai is a long lease, usually up to 99 years, in zones where foreign freehold is not permitted — none of the towers here fall into that category. All 13 towers in this catalogue stand in designated freehold zones on Palm Jumeirah, in Business Bay and at Marasi Bay. The title deed is issued in your name by the Dubai Land Department and can be sold, let or inherited.

Three are finished. The Opus residences by OMNIYAT in Business Bay is complete and occupied — you can view the actual unit and move in after registration — and so are One at Palm Jumeirah on the Palm's trunk and The Lana Residences at Marasi Bay; in those two the developer's release is sold out, so what appears is resale, on request. Everything else is under construction: the rest of the Palm Jumeirah buildings and the Marasi Bay group hand over between 2026 and 2028, and the offices of LUMENA ALTA in 2029. Each card carries the developer's stated date for that specific tower rather than a catalogue-wide average. Filter by handover year in the listing to see only what suits your timing.

Yes for off-plan towers, and the terms are set per building in the sales offer. The typical OMNIYAT structure is a reservation deposit, a larger payment on signing the sale and purchase agreement, two staged instalments during construction and the balance at completion. Post-handover instalments exist only where the developer has published them for that tower, so it is worth asking before you assume it. Nothing in this catalogue is offered with zero down payment, and in the finished towers — The Opus, One at Palm Jumeirah, The Lana Residences — a resale transfers once payment is complete.

In practice the developer is paid in dirham, so crypto is converted before it reaches the escrow account, normally through a UAE-licensed exchange, and the Dubai Land Department registers the transfer against a dirham amount. Buyers holding USDT or bitcoin do use this route, but the receiving bank sets its own compliance conditions and will want a clean trail of where the funds originated. Confirm the specific tower's escrow bank will accept your route before you place a reservation. Budget extra time for compliance checks compared with a straightforward bank transfer.
