What is in this listing, and what is not
27 units here carry a published price, from AED 4 170 671 to AED 93 450 000, median AED 5 625 200. The floor matters more than the ceiling: nothing here answers a search that ends in "under 500k". Silicon Oasis, Dubai South, International City and the rest of the volume market are absent by design. What is here is one developer, OMNIYAT, and three addresses: the trunk and crescent of Palm Jumeirah, Business Bay, and the Marasi Bay waterfront beside it.
Layouts run from one- and two-bedroom apartments in The Opus to half- and full-floor homes on the Palm, with duplexes at VELA VIENTO. Each card gives floor area, floor level, the view where the developer states one, and the price per square metre, so our figure can be set against the recorded transaction average for the same tower — DLD data is published per square foot, so convert first; dirham prices carry a dollar conversion. Prices with a date on them
Every published number comes from an OMNIYAT price list, a written sales offer or, in a finished tower, a resale list, and the date travels with it — ORLA from 13 November 2025, The Opus from 7 January 2026, residence details from 22 April 2026, AVA and ORLA Infinity from resale lists of 30 January 2025. Where the developer does not release a figure, the card says price on request rather than showing an invented starting point. That is the difference between this catalogue and a portal listing: the same towers appear elsewhere with asking prices that disagree by tens of millions, and none of those pages says where the number came from.
Status splits cleanly. The Opus in Business Bay is built and occupied, as are One at Palm Jumeirah and The Lana Residences; everything else hands over between 2026 and 2028, with a staged payment plan printed in each offer — the full listing holds the status and handover-year filters.
